Look, this is the deal, my house is in show room condition, it is immaculate and you're going to love it.  If you're around for breakfast I will be more than happy to cater to your eating requirments.  My son is a very 'specific eater' and so I'm used to requests...

Off road parking is available, Free reliable WiFi, Breakfast is optional, and all food is freshly cooked and served in the breakfast kitchen and you will find Tea & coffee selection tray in your room.
